A quick note about summer: Summer is a total drag on productivity!

Recent studies have said that workplace productivity drops by 20% from June to August, and attendance drops by 19%.  Employees report further that they are up to 45% more distracted.  

In my experience, for real estate, those numbers are at least double!  I believe productivity and attendance drop both by 50% - or more!  People simply do not show up.

 

Many agents, if not most, are having down years.  The market is different and will stay different.  That does not change what you can accomplish.  Remember, even in the worst markets there are many agents that double and triple their business.  What they do is not a secret.  And it's not video, or social media, or ads.  Amateurs focus on those things.  Professionals have a business.  Professionals have standards.  Professionals have a process.  Professionals have confidence that the actions they take will make a difference.

July of 2011...

I got my real estate license on March 15, 2005.  I knew a little about real estate, but like most new agents, once you are "in" it, you realize how much you don't know. I was beginning to get a feel for things, but by August of 2007, the "end" was near.  My client explained that with the BNP Paribas missed interest payment that month, it was the beginning of the end of this stupid real estate market.  He said, "You are f*&^ed.  You won't sell another home for 6 months," and he was right - I didn't.

The end of 2007 was bad, but 2008 was actually pretty good for me, even as I prepared to move to Colorado.  However, after arriving in Colorado at the end of 2008, the picture was bleak.  The economy was in freefall, and the real estate market was in terrible shape, with the amount of unsold inventory sky-high.  Worse still, I was in a new place where I didn't know the market and I didn't know any people!

That first year in Colorado I knocked on doors and did real estate during the day, then waited tables at night.  I worked really hard through 2009 and 2010, and by the summer of 2011, I was finally beginning to get some traction.

One thing I had noticed over the previous couple of years was that many people took vacation in late June, July, and August.  Come late June and July, I was knocking on doors and realizing that a lot of people were not answering because they were not home - they were on vacation!  

So in July 2011, I decided to take two weeks off at the beginning of July.  It felt really good.  As you might have suspected, by the end of those two weeks I felt a little guilty.  I felt like I should/could have been working, maybe?  The more I thought about it though, I realized that the time off was good and that now that I was "back to work," I should really be back to work.  I came up with the August 5,000.  

What is the August 5,000?  I made it up. It meant that I was going to knock on 5,000 doors in the month of August.  

Now, that is a lot of doors.  It came down to over 200 per day.  In the end, I knocked on just over 4,600.  Not bad!  And, bad idea!  That particular month was record-breaking 90+ degree days - it was hard, it was exhausting, and it wore me out.  

There are so, so many lessons from that month.  But do you want to know how many transactions I did the rest of the year from those doors?  Zero.  Yup.  None.

One day during the middle of the month I finished at the doors mid-afternoon, and went to pick up my daughter from ballet.  I came in hot, sweaty, and pooped.  I plop down next to another parent.  I am still in real estate mode.  We start talking, and next thing you know I am showing her and her husband houses the following week.  I had several more transactions that year that seemed "out of the blue."

Then during the first three months of 2012 I did five transactions directly from the doors I did in August.  

What's my point? Summer is where it's at, and it is where most agents give up and lose their year. Many times they have such a loss of momentum that they lose the beginning of the following year too!

You don't need to knock on 5,000 doors.  But you do need to do something.  It's my job to help you figure that out and get you in action, showing up, and creating real estate transactions 'out of nowhere.'
